these are pre-investor fix-up homes that are being bid on for rehab, i did the inspections for the financing for the investor, i'm supposed to put a value on these properties on what they will be worth AFTER they are rehabbed

there were rats the size of cats, roaches the size of rats, general filth and disgust, i was scared walking through these homes

the investor client I was with was a nut, he had no fear, just walked right up and went in, telling me the stories of finding the squatters in the homes, the crack heads, the dead aninmals, and finding a dead junkie in a basement with the needle still in his arms

these homes are in some of the roughest, worst areas of Detroit, and they are pretty much unsecured/not locked or boarded and all the crack heads, vagrants, scum use these places for whatever

most of anything of value including all the copper wire and plumbing has been stripped out, there are huge holes in the walls and most of the basements have a couple feet of water in them

its amazing that someone can even fix these things up, my guess would be just to tear them down, the investor hopes that most of them will survive devils night, not that he has any money into them yet but it would be a loss of potential investment income

don't know yet, he has his estimates and I have spec sheets of all the work and costs of what he is going to do to the homes, this is my job for the next couple days

I truly love Detroit and it's sad what has happened to it over the years.......

Goose, if I had your job I'd drive a beater, wear no jewelry, carry only a few bucks in my shoe and wear mirrored glasses to see all around my body.

Needle still in the body, ewww.....

I'm sure we all have our Detroit stories.......

a friend of mine has 10 of these so far . he buys them for 12K,,,, makes them livable and then rents them to the government for Section 8 people...

the gov pays him and the renters pay the gov a portion of their pay,,,, he makes about $400 a month from the gov.

DO YOU POST A VALUE ON THE RENTAL COST OF A BULLDOZER???



WHAT DUMPS! MAYBE DEVILS NITE WOULDN`T BE SUCH A BAD TIME TO GET RID OF THEM!!! JUST KIDDING!!!
I PREFER MY BONFIRES ON A ISLAND.

the best is when I do an inspection on a nice Grosse Pointe lakeshore home and then have to drive to one of these with my nice pants and polo shirt and tie, my hair all combed neatly, and having to get out the car with the people all just hanging on their porches and out in the street by their cars, sucks driving down the street only to come upon a basketball game going on in the middle of the steet, not worth trying to make your way through it so turn around and go up another street,

seriousely considering a CCW for just these occasions
